“First-Time Homebuyer Reveals Strategy for £3,000 Deposit Bonus”

Securing your first home can be a challenging task, but one individual has shared his strategy to receive £3,000 towards his deposit without any cost.

Arron Humberston, aged 25, utilized a Lifetime ISA to aid in his entry into the property market. The Lifetime ISA is a specialized savings tool tailored for first-time homebuyers or retirement planning.

With a Lifetime ISA, you can save up to £4,000 each tax year and benefit from a 25% bonus from the Government, allowing you to receive up to £1,000 annually at no charge.

However, there is a condition attached – the funds saved must be used for purchasing your first home or for retirement purposes. If the savings are used for a property purchase, the property’s value should not exceed £450,000.

Attempting to withdraw funds from your Lifetime ISA for reasons other than buying your first home or retirement will result in a 25% penalty charge.

This penalty not only cancels out your bonus but also diminishes a portion of your initial savings.

Altogether, Arron saved £13,000 in his Lifetime ISA, but when he bought his first home, the account amounted to £20,000.

He received over £3,000 in complimentary Government bonuses and approximately £4,000 from investment growth, as his Lifetime ISA was invested in stocks and shares.

Now residing in Leicester with his fiancée Shannon, their six-year-old son Braylen, their cocker spaniel Milo, and their newborn, Arlen, obtaining the keys last year marked a significant milestone for the family.

Arron remarked, “We acquired the keys in March last year, and it still feels unreal to call it our own. It’s a three-bedroom semi-detached house with a driveway and a beautiful garden, precisely what we envisioned.”

He shared, “I first learned about Lifetime ISAs at 18. Having inherited some money earlier, my stepfather encouraged me to focus on saving as I matured.”

Explaining how the Lifetime ISA operates, especially the 25% bonus, was a pivotal moment for Arron as it felt like receiving free money and made homeownership seem achievable.

He added, “In my initial year, I made a lump sum payment to reach the £4,000 limit. Subsequently, I tried to maximize my allowance multiple times over the years to leverage the bonus. The additional 25% makes a substantial difference.”

Having saved slightly over £13,000 in his Lifetime ISA, the Government bonus contributed over £3,000. Additionally, due to the stock and shares investment, his ISA grew in value.

When they were ready to make a purchase, his account had exceeded £20,000, providing him with around £7,000 extra overall from the bonus and investment growth.

Arron initiated his Lifetime ISA account roughly eight years ago through OneFamily. Other institutions offering Lifetime ISAs include Moneybox, Tembo, Plum, Bath Building Society, and Skipton Building Society.

Major UK high street banks typically do not provide Lifetime ISAs.

A revised version of the Lifetime ISA is scheduled to launch in April 2028, exclusively for first-time buyers. The upcoming iteration will not allow the use of a Lifetime ISA for retirement savings.

It remains uncertain whether the house price threshold will be adjusted with the introduction of the new Lifetime ISA.
